The following expense items must be taken into account for the purchase and sale:

Notary fees

This expense accrues at the time of the public deed of transfer of the property, and depending on the agreement between the parties, it will be divided in a certain proportion between buyers and sellers.

Administrative fees
When purchasing with a mortgage loan, an agency will be involved in the transaction to handle both the settlement of taxes and the subsequent registration of the transfer. This expense will be borne by the buyer.
Registration in the Land Registry
Subsequently, the transfer will be finalised with the registration in the corresponding Property Registry. This will entail the payment of a series of fees that will be borne by the purchasing party.
IVA
It is an indirect tax and will only be levied in the case of new construction and when it is the first transfer. The tax rate is 10%.
Property Transfer Tax
This is the tax paid on second or subsequent transfers, i.e. second-hand homes. Unlike VAT, it is a direct tax with several different rates: the general rate, the reduced rate and the super-reduced rate. The rate applied in each case depends on the nature of the property and/or the characteristics of the purchasers. The rates are set by the autonomous communities and, as a reference, in the Valencian Community the rates are 10% for the general rate, 8% for the reduced rate and 4% for the super-reduced rate.
ADJ or Stamp Duty
This tax on the sale will only be payable in the case of a purchase of a new build or first transfer. This tax must be added to VAT and the tax rate will be: 1.5% in the case of a second home or 0.10% in the case of a primary residence.

Valuation

La tasación es el único gasto que la ley hipotecaria regula que le corresponde a la parte compradora. Según la ley los prestatarios tendrán derecho a aportar una tasación independiente realizada por profesionales homologados por el Banco de España. Esto beneficia a los clientes porque les confiere mayor libertad e independencia y sobre todo mejorará su posición en la negociación con la entidad prestamista, puesto que esa tasación le valdrá para cualquier banco.

Administrative fees
These are payable to the bank and are the fees charged by the agency responsible for preparing the signing at the notary’s office, preparing and settling the taxes, and submitting all the documentation to the Land Registry for registration.
Notary fees
The cost of the mortgage loan deed is borne entirely by the lending institution.
Land registry
The final step will be to register the mortgage loan in the encumbrances section of the property’s land registry. This will incur fees that will be paid in full by the bank.
ADJ or Stamp Duty
The tax payable for formalising a mortgage loan deed before a notary public is stamp duty. Like the transfer tax on the sale, this is a direct tax whose rate is set by each autonomous community. There is a general tax rate and a reduced rate, which in the Valencian Community are 1.5% and 0.10% respectively. This percentage is applied to the mortgage liability and is payable by the bank.
Bank opening fee
This fee is not regulated by mortgage law, but is a fee that the bank may apply based on commercial criteria and/or risk analysis.

1. Purchase offer and reservation

3. Receipt of documentation

We will request all the necessary documentation to process your mortgage with the various lending institutions. It is time to get started on the mortgage.

4. Processing of the transaction

We are now entering the banking negotiation phase, our true area of expertise. We will put all our effort, influence and know-how into getting you the best possible mortgage.

5. Receipt of bank proposals

We will present and explain in detail the offers we have secured for you. It will then be time for you to choose one of them and for us to meet with the chosen financial institution.

6. Property valuation

To obtain the desired financing, it is essential to get a good valuation. We will take care of managing this process and guiding you through this crucial step, thereby minimising risks. We will assist you every step of the way.

7. Preparation for signing

The bank will provide you with all the pre-contractual documentation for you to review and sign: FIAE, FEIN and draft contract. We will take care of organising everything for the signing at the notary's office.

8. Reflection period

You will have a minimum of 10 calendar days to go to the chosen notary's office to be informed of everything related to your mortgage free of charge and to sign the attendance certificate.

9. Signing at the notary's office

Finally, the final step has arrived: the day of signing the deeds of sale and mortgage loan. We will accompany you to the notary's office to ensure that everything goes smoothly. From today onwards, you will be a homeowner. Congratulations!

10. Delivery of deeds

The agency will take care of all the paperwork on your behalf to register the sale and the mortgage loan. Approximately two months after signing at the notary's office, they will contact you to deliver the originals. This will complete the entire process.
